John and I have seen the same thing with offers on REO properties as this article describes.  We also know that sometimes you may get a great deal, but you shouldn't limit yourself to just foreclosure properties because often we can find regular sales at just as good or better values than REO properties.  But what is surprising is that people get caught up in the foreclosure and short sale hype and don't even want to look at anything else just because they *think* those are the best deals.  Let me (or whoever your real estate agent is) find you ALL the properties that fit your criteria, regardless of if they are REO, short sale or traditional listings.  I'm not saying that the foreclosure or short sale property won't be the deal you are looking for and the property you end up buying, I'm just saying you may be surprised where you find that gem and it could be in a traditional sale.

Thanks Kasey and I agree. I have heard of so many horror foreclosure stories. The two common themes I have heard is 1) the amount of time it takes to actually close on the home. I have heard communication is frustrating and many stories I have heard is the bank decides to rescind the offer within days of closing. 2) The actual quality of the home you get can be a big surprise. Because the previous owners probably left with either a bad taste in their mouth or wanted to get as much out if it as possible, the house is needs work or even replacement items like a new dishawasher, hot water heater and so on. Kasey, What is the worst situation you have seen?

I also have heard that appraisers are considering short sales as part of the appraisal of nearby homes which brings down values everywhere so it would not surprise me that that a home on hte market could be priced as well, and much easier to get into.

Lastly, are there any areas where you are seeing the best deals available? Any subdivisions, builders, or mls areas your clients have found the best values. Yes I know it is a personal choice but do any areas have more listings, foreclosures, short sales driving competition between sellers.

Okay one more thing, recently one bank has made it their goal to not send a home into foreclosure (can not remember which one) are any other banks following that drive?
