What is the Difference Between an Energy Star Home and a Green Homes?

All Green Homes are Energy Efficient, but not all Energy Efficient Homes are Green

Do you remember the energy crisis of the 1970's?  (We had to wait in line to get gas when it was our designated day to buy gas.)  That was the about the time Energy Star emerged, a designation for appliances and lighting fixtures.

ENERGY STAR was designed to reduce demand for electricity and decrease burning of fossil fuels for electricity.  Homes recieve this designation by passing inspections and tests for proof that they meet the highest quality in these types of things:

1.  Sealing of the Home (test by a blower door test)

2.  Quality and installation of Insulation

3.  HVAC and duct system sealing

4.  Appliance rating for energy star

5. Lighting fixtures and bulbs for energy star

GREEN HOMES, either NAHB or LEED consider much more than just the energy efficiency of the home.  BUT, a green home must be Energy Star approved.  Here are some of the other things a Green Home must include:

1.  Energy Star designation

2.  Site selection, minimize impact to natural resources

3.  Resource Efficiency:  recycle waste, and useas little materials as possible, use recycled materials

4.  Water efficiency

5.  Indoor Air Quality

6.  Operations and Maintenance for the owner

7.  Global Impact from the manufacturer's operations.

This begins a series of best practices in the home building construction.  Builders and Realtors alike can submit their green building best practices and we'll make stories of them!  More to come.

There is one small clarification regarding your statement that all green homes have an Energy Star certification. It is true that a builder can use Energy Star certification for obtaining points for the Energy Efficiency requirements in a green building program, but they do not have to. With regards to the National Association of Home Builders (NAHB) Green Building Guidelines there must be a third-party plan review to verify design and compliance with the Energy Efficiency section, but it does not have to be Energy Star certified.

Scott, thanks so much for the clarification.
3rd party needed for both NAHB and LEED verification.
Energy Star not required for NAHB and/or LEED? I'm suprised, because the testing conducted by an Energy Star verifier is such a great tool.
My next blog will be on the blower door test.
Is that part of the NAHB verification? What about LEED verification?

I am not very familiar with LEED, others are going have to answer those questions. My research shows most of the requirements for Energy Star still need to be preformed to obtain an NAHB green certification, you just do not have to have the requirements Energy Star certified. The requirements need to be certified by an accredited NAHB verifier, not an Energy Star verifier. Confused yet?

But most builders will probably choose to have their homes Energy Star certified because it automatically gives them a NAHB Silver rating for the Energy Efficiency section.

No not confused, but sure can be confusing. That is why I am attempting to make things simple, stupid. Not you stupid, but just keep it simple stupid. ha ha ha

I'm looking to start a library of best practices for green building techniques by local builders and find ideas so that we can learn from each other. There are lots of books, but if we look to our local builders, we all can benefit by the things we are excited about. Katy

Fortunately, there are now about 40 more EcoBrokers in the state of Idaho that can help answer this question including myself. (blog to follow later today).

Energy Star is mainly just focused on the energy and green house gases component of the house while Green Homes are more concerned with the bigger picture including those items and more. Energy Star is a product of the US EPA and the US DEQ; however Green Homes is a mind set. There are other private organizations like the US Green Building Council which has other certifications like their Leadership in Energy and Environmental Design (LEED) which in and of itself has several levels of quality and they rate the homes on eight separate categories including: Innovation and Design; Location; Sustainable Sites; Water Efficiency; Energy and Atmosphere; Materials and Resources; Indoor Air Quality; and Awareness and Education.
