What is the latest analysis regarding Boise Real Estate and Home Builder's inventory?

Here are some key points about Boise Homes for Sale that no one is talking about

  1. We did not over-build in 2005! In fact, we did not build enough! That is why prices skyrocketed. Demand was high but we did not have enough inventory to meet that demand and prices went up. That is simple economics. If you think real estate is overpriced then imagine 500 fewer homes built back then. Now imagine an extra 500 homes on the market during that time? How would appreciation have been affected?
  2. No doubt Boise home builders are paying for it now. Over supply is what is causing all the real esate turmoil. Remember, even though we were selling homes, it was investors and not residents. Now, we have homes that are over priced and designs and styles that no one wants. River rock and earth tones were the rage and now many of those homes still do not have tennants. Today's builders are having to really focus on creating product that is unique and what people want. They have to, if they want to continue building homes.
  3. It really does not matter what the market is doing if you want a home. Everyone is so caught up in the state of the market and if we are at the bottom, but if you want a home- you just want a home, period. That is not to say you should not be smart and do your due dilligence but at anytime there is a great home for sale and someone motivated to buy a home. For some it is buying foreclosures in Boise.
  4. Permits are above 2003 levels, before the market exploded across the country. New construction is not in the tank but back to reasonable levels for a growing area of this size. A lot of businesses were created or expanding during the peak but those businesses had to go away or downsize to adjust to the availablity of business.
  5. Are there too many listings? There are definitely too many investor properties and foreclosures on the market but what is the magic # of homes that should be on the MLS for Boise Real Estate? Teasure Valley has steadily grown over the years so there are going to be more listings continously. At the end of the day, listings are a benefit to buyers. More choices equates to more buying or negotiating power for buyers. Sellers are going to have to work harder to get their prices competitive and houses with the morst value.

While a love the supply and demand analysis...a big factor is the credit bubble. We gave away money...0 interest credit cards, 6 year car loans, HELOCsyou name it. Most of all we had 0 down no income verified any DTI loans. Easy money always distorts economics. We are living thru the biggest money creation and now money destruction cycle in US history.

When you have an area with ~75% homeownership and slowing in-migration coupled with credit contraction you will have trouble. I think we will see again the days from my youth of 20% down, 36 DTI and prove you income...

Hope I am wrong but I think this fall, starting this weekand next thru Nov is going to be very ugly for the financial system. We can have supply and demand,...but with a credit driven asset we need money supply too,and for a recovery we will need to see some improvement in the credit markets. Spreads are blowing out again...BK rumors are getting louder...world growth has turned...hope I am wrong
