The story of the in-fill that would not fill in.

Klamath Basin is an infill project near Black Cat and Ustick Road and it has quite the quandry. The subdivision is on the outside of Wilkins Ranch and consists of 12 lots. I have been watching the project for 3 years now I believe and wondering what would happen.

Today it looks like there are two homes that are occupied but the rest of the subdivision is a disiaster. One day I walked through and there were foreclosure notices hanging on three doors. The notices are gone, though the tape was still visible on two. Today there were new notices that note the homes as abondoned and it looks like the county is noifying the mortgage company. The subdivision for the most part is overgrown with weeds. One lot  was not watered and the landscaping was dead. One home that was open, I toured, and it was missing parts for example the glass on a light fixture. The hoems seemed nice though. This subdivision was to be auctioned earlier this spring but I understand there were no offers.

Buyer's dilemma
Is this an opportunity? The house at the end of the street is asking $399k but two homes for sale on the adjoining block are $249 and $220k.  If you bought a home here how long until the other homes are sold and re-landscaped? If you an investor the price is going to have to come way down to take into account  the time factor before they sell again. If you want to live there be sure to deduct all the possibilities of an abondoned house with no warranty.

If you are interested in these homes your due dilligence will surely be smart to say the least. I am sure the residents of Wilkins Rankch would love to see the sub purchased and spiffed up.
