The Ten tips that help home buyers achieve the highest level of success

  1. Does the builder support the industry and Boise local economy? Why is this important? In the words of Theodore Roosevelt "Every man owes part of his time and money to the business or industry to which he is engaged.  No man has a moral right to withhold his support from an organization that is striving to improve conditions within his sphere." For exampe, the Southwest Building Constractors Association is continuously working on behalf of builders and all of us that live her to keep affordable housing and the American Dream available for everyone.
  2. Start early. The more you prepare before you begin will help create a better home with fewer complications along the way. The process is more complex than most realize but professional guidance from the beginning will help to avoid mistakes in site selection, home design and written specifications.
  3. Reputation. Look for an established builder with an extensive client list and referrals.  You are about to purchase the largest investment that you likely ever make. This is not to be taken lightly and requires your due diligence.
  4. Know the code. Choose a builder who is familiar with the area where you want your home to be built. Local knowledge is important because residential construction is very regional in nature. An out-of-the-area builder might not be prepared to handle variations in local building codes, subcontracting practices, inclement weather patterns or other factors.
  5. Relationship of trust. Building a home is a highly personal and emotional experience. That's why you'll want choose a builder with whom you'll feel comfortable. Most every home constructed has a surprise. Having a professional that you trust to guide you is very important.
  6. Warranty. The builder should be willing and able to offer you a comprehensive written warranty on your new home.
  7. Beyond these factors, the most important consideration is the quality of the builder's homes. Cost is not a direct measure of quality. Rather, good quality is the merging of good design with appropriate products and materials that are installed with superior workmanship. The most expensive window might not look or perform any better than a substantially less expensive window. But improper installation of that window will diminish its quality, regardless of its cost. Generally, costly finishes and fixtures won't offset shoddy application or installation.
  8. Some home buyers locate a builder through a real estate agent. Certainly, no group of people has better knowledge of the local real estate market than the real estate agents who work in that market on a daily basis. Whether an individual real estate agent is well-versed in home construction is another matter. Some agents are very savvy about builders and home construction while others aren't at all knowledgeable about local builders or the new home design and building process.
  9. Many real estate agents shy away from marketing and selling brand-new homes while others prosper in this specialty. If you decide to ask a real estate agent to help you select a builder, be sure to consult an agent who understands the realities of new home construction.
  10. Ask questions, listen to your gut and don’t second guess yourself.

Great list Trey!

If I could add to the list I would add to find a builder that you feel comfortable with. Too often I have seen builders who can build the best house but they have zero people skills and drive their clients crazy.

Also in this economy look for a builder that is finanically sound. There would be nothing worse than having your builder go under 1/2 way through your project.

All great tips. If I could add to your list, specifically with regard to No. 8 & 9, I would recommend that buyers seek a Realtor who has earned the Certified New Home Sales Professional (CSP) or the Master Certified New Home Sales Professional (MCSP) designation from the National Association of Home Builders Institute of Residential Marketing. The CSP course teaches Realtors the basic steps of the builders decision making and development process and
basic construction features that benefit the home buyer. To earn the MCSP designation, a Realtor must have completed the CSP course and four additional courses including House Construction As a Selling Tool which provides an overview of the process of planning developments and individual homes and reviews types and methods of construction expanding their knowledge of the building process.
