What is the future of Boise's downtown condominium development?

Boise's downtown development is a slow process, but there are several exciting projects underway or on the planning table.

First off I want to thank Building Credibility for the opportunity to speak on a subject I am passionate about and absorbed in. I will spend time in the future with interesting updates and trends in the greater Boise area's condominium progress.

In the downtown Boise area you'll find several projects under construction. Pricing for a new condo downtown will range from $200,000 and up, or an average of $360/ square foot. If you want to be in the "Core" with private parking expect to pay over $425/sq ft.

Underway today are:

  • The Royal Plaza  Residents are just now moving in to this 7 story, 26 unit luxury project. Large units, private parking, large terraces and concierge service are among the offerings.
  • The Jefferson Under construction just 2 blocks from the core this 6 story, 40 unit mid rise will offer fine finishes, private parking, terraces, some ground floor walk out units.
  • The Aspen Under construction is this 16 story high rise. High rises offer great vistas, separation from the street just below. Flexible platting, glass walls, concierge service and fine finishes are offered.
  • R Grey Lofts Under construction is this 3 story low rise offering new construction in an historic downtown neighborhood. 16 units with public parking structures 1 block away.
  • Gem/Noble Lofts Under construction is an historic 2 story stone building being brought back to life. Lively restaurants below, lofty units above.
  • Grand Avenue Under construction are 20, 2 or 3 bedroom townhome style condos in a 3 story project. Surface parking, affordable pricing.
  • CitySide Lofts Nearing completion of the last phase is this 5 story project offering 1,2 or 3 bedroom plans within walking distance to downtown. Underground parking, desirable finishes and balconies are offered at an affordable price.

I'll share more as time goes on. There are 4 or more existing condominium projects downtown as well and we are still well under what our town should provide for residents in this vibrant community. With good planning, help from the Cities and Counties we can build homes for everyone who has wished to live among the excitement.

What is the deal with people bailing out of the Royal Plaza project?
I understand upgrade over-runs on certain units make them difficult to finance..Is there any truth to this?

Thanks for the question.
At this point there have not been any buyers bailing out of a purchase agrement at the Royal Plaza. Many of the "Pre Sold" buyers have updated and customized their units well above the $430/ft range and are satisfied with the costs before upgrades are installed.
Currently 11 of the 26 homes are sold with 9 of them having easily closed conventional financing already. Two more will be closing this month.
I appreciate any opportunity to correct any buzz on the street about any project. With the "Towers" project our town has seen too much bad press and has reservees skittish. A developer typically needs close to 30% of the building reserved with refundable deposits before he constrcution financing is available. If we want people to have a chance to live downtown we need to have the facts and help straighten out the "Buzz".

Gary Christensen and McAlvain Construction have come to a few disagreements. Many efforts are being made to come to conclusions, but timetables suggest filing liens and pursuing court action. Currently efforts are moving along which would enable completion of the project and allow the many interested purchasers the ability to close on the completed homes.
Stay tuned as these are unique homes.
