I said in my last blog post that I'd do a more in depth post about IDX (internet data exchange). I also have since taken the ABR Course (Accredited Buyer Representative). In that course one of the things I was hoping to learn more about is the history and evolution of Buyers Agency. IDX and Buyers' Agency or Buyer Reciprocity are intertwined and both are relatively new within the Real Estate industry. I always have visions of writing eloquent, explanatory, funny and insightful blog posts. But the reality is that I'm not a blogger by profession, I'm a Real Estate Broker. The other reality is that in most cases, many other sites and information sources have already done a more than sufficient job of explaining things. In short form, the IDX has become one of the most efficient and important ways for a Seller's property to get maximum exposure. It is NOT the MLS. However, it is the closest thing for the time being that has as nearly as much information as the MLS and is available for public viewing. Seller's and Brokerages must opt-in to participate in having their information published on the IDX - which, the Seller that I wrote about in my last post obviously didn't know that it was something she had agreed to. Meanwhile, as everyone is aware, things in the Real Estate industry are in constant flux and change, including these technologies and agency/representation.

Also, yearly our Real Estate forms are re-evaluated and updated. Today the 2008 forms have been released. Our state mandated Agency Brochure, or as many of us fondly call it, the Blue Brochure, is located here.
