The ultimate community building package.

I would like to discuss the ultimate community building package my company is involved with; a developer that has a proven track record for producing affordable quality subdivisions, a marketing team that is employing creative techniques to reach a vast majority of potential buyers, and a 6-company builder team committed to building quality and diverse homes.   Best of all we are all determined to produce the most value driven subdivision in SW Boise.  To do this there is a lot of communication involved between the developer, RE team and the builders, something not typically found in most subdivisions today.  There are monthly “make sure we are all on the same page” meetings, home walk through critiques by the RE team, builders critiquing other builders homes, and design input from a third-party company.  It is this type of camaraderie that I am so excited about, because a quality subdivision can not be produced with out it.  In the end this all leads to making sure the end product exceeds expectations.

No offense, but I view much of the bubble construction 2004-2007 to be complete crap and have heard many horror stories. I personally am a non-expert in such things an would love to getyour opinion on how to judge construction quality. Examples would be helpful. What are the 'red flags' and what can a buyer do? AsI expect 1/4 of our builders to be 'gone' in the near term, I am looking for more than a garantee or reputation.
