Meridian is considered by many a suburb of Boise ID, which is 9 miles east, but it is the second-largest city in Ada County, Idaho and the third-largest in the state now.

Meridian is best know nfor Meridian Speedway, Boondocks, Roaring Springs, plus many annual Meridian festivals and events.

Meridian Idaho History-

Meridian’s earliest settlers lived along Five Mile Creek where there was running water most of the year. The first Meridian school opened in 1885. The U.S. Postal Service soon established a mail drop along the railroad line, which was named Hunter after its superintendent. The center of Meridian activity began to move closer to the railroad as the trading center. In 1893, an Order of Odd Fellows chapter was established and adopted the name “Meridian” for its lodge, in recognition of Idaho’s principle surveyor’s meridian, which runs along Meridian Street as it passes through town.

Established in 1893, Meridian was incorporated as a village in 1903 with a population of approximately 200, with a bustling business center. A creamery was built in 1897, and other dairying related businesses followed, as Meridian, Idaho established itself as a dairy center for the State. This part of the community’s history is still celebrated annually during Meridian Dairy Days in June. Meridian Dairy Days has been observed in one form or another since 1929.

Many of the early Meridian settlers planted large fruit orchards, and through the 1940’s Meridian was the home of a large fruit growing, packing and shipping industry. Local apiaries were among the largest in the nation, as bees were necessary to the fruit growing industry. These and other early agricultural industries were later joined by businesses connected with the timber and housing industries.

The Interurban electric railway connected Meridian with other valley towns in 1908 and provided convenient public transportation, as well as a means for shipping milk to the creameries and hauling fruit to market. This convenience lasted until 1928. The original depot for the Interurban became the Meridian Public Library, and now houses the Library’s Old Towne Branch.

Meridian has been the fastest growing city in Idaho since 1994, with the population tripling between 1990 and 2000, and more than doubling between 2000 and 2007. Meridian has become a center of retail and commercial development in southwest Idaho. The City’s convenient access to I-84, Highway 55, and the railroad combine to make it an ideal location for new businesses of many types. Meridian truly is the “Center of the Treasure Valley”.

Who knows how many more "Deals of a Lifetime" CBH will ultimately have; however Corey Barton has proven to be almost like a cat with nine lives and always seems to land on his feet.  While many builders are struggling, CBH has actually seen a 133%  increase in sales over last year accroding to an article in last weeks Business Review! The Federal Reserve cut the key US interest rate by a full half point this AM.  Even China has cut their interest rates trying to stimulate their slowing economy. Keep in mind that this rate is not directly tied to mortgage rates.  It does however have an immediate impact on short term money loans such as credit cards, home equity lines of credit, etc. As Bank of America continues to be the white night of several institutions, it will be interesting to see how the next few years impacts them.  From what I understand, at least their acquisitions are being made via cash, not leveraged buyouts! It will be interesting to see what the Feds do during their regularly scheduled meeting on October 28-29th. What would a bank statement be these days without a disclsoure, so "The US Treasury Secretary, Henry Paulson, is no known relation to me, Jim Paulson".

Enough about houses aren't selling already. The problem is we have too many homes on the market and too many people servicing the industry, the reality is that there were still 145 closings reported in the Intermountain MLS in September.

It is really interesting listing to different people try to justify their price of their home these days. I just did a quick test for my own house and came up with a bunch of different answers all based on "statistical analysis". My home is 2,980 sq. ft. in Boise with four bedrooms and three full baths on an 8,000 sq. ft. lot.   I pulled up all the homes that homes have sold so far in 2008 in our MLS in Boise which range from 2,800 sq. ft. to 3,200 sq. ft. I loved the Average List Price of $364,335. I would donate thousands to charity if I could sell my house for that! Everyone says the market is horrible, yet 99 homes have successfully completed this year in this range alone! I am feeling overconfident right now.   Wait, the median price (where as many homes selling above that price as there are below) is down to $339,900. I consider myself a "realist" so if my house was average, I would still be extremely content to sell for $339,900! ...

People are always asking me what the market is doing in real estate and I keep saying "It Depends". Anyone that gives a quick answer to such a broad question should be dismissed immediately.   The old proverb of "location, location, location" is still true. You can look at a snapshot of just the market in Eagle and draw a very different conclusion than if you looked in Kuna. Even the nine different MLS areas that make up "Boise" will provide drastically different answers. But since my blog is based on "Ada County" the following numbers are averages for the entire county. I would be glad to research specifics if you need them.   The quick good news is that every single market segment (homes, condos, mobile homes, etc.,) showed improvements over the first quarter! For example, we sold 388 more single family homes in the second quarter than in the first. Although these numbers are still below 2nd quarter 2007 numbers, it is nice to see the ...

As requested, I did some research on new construction vs. resale. It really isn't possible to look back to see exactly how many houses were listed as "Active" this time last year to compare to this year, so I usually base it on sold numbers. I looked at the new construction numbers and as suspected, found the largest price reduction was in the new homes.   As many people here realize, lot prices have dropped about as quick as they jumped, so the replacement cost of a new home has dropped accordingly. That coupled with the fact the new homes are sitting, costing the builders money each month with no functional utility, they are the first to get discounted when times turn slow.   The ratio of new home sales hasn't really changed much as both 2007 and 2008 ran just over 25% new home sales. Of the active listings, just over 19% of them are new homes.   In May 2007, the median sold price of a resale home in Ada County was $215,000 compared to $285,50...

With property taxes being due no later than December 20th, it is time for an update on what has changed. People are always complaining of higher taxes; however there has been very little press about the changing in the tax calculations in Ada County.    For homeowner's actually living in their home in 2007, the homeowner's exemption allows for a 50% exemption of the improvements (house not lot) up to a maximum of $89,325. For example, if you live in a $300,000 home with a lot valued at $75,000, your taxable value would only be $225,000. Investors get to pay taxes on the full $300,000.   For 2008, the news for homeowner's is even better. The Ada County Assessor has increased the exemption up to a maximum deduction of $100,928. Therefore, in 2008, the same home with a homeowner's exemption will only have a taxable value of $199,072!   Being a skeptic, I figured they were increasing the tax levy codes to offset this new deduction, bu...

The objective of my blog is to do what the name of this website implies - build credibility! Anyone with a base understanding of statistics knows that if the researcher wants to bias data, they can be very selective in their sample to prove about anything.  My objective is look at the raw data as supplied by the Intermountain MLS and turn it into usable unbiased results.
