More Consumers Say Its a Good Time to Buy Homes

The University of Michigans monthly survey of consumer sentiment asks households to rate buying conditions for homes.

The University of Michigan’s monthly survey is an ongoing nationally representative survey based on telephonic household interviews. The Index of Consumer Sentiment (ICS) is developed from these interviews. It gives a very accurate indication of the future course of the national economy. The Index of Consumer Expectations (a sub-index of ICS) is included in the Leading Indicator Composite Index published by the U.S. Department of Commerce, Bureau of Economic Analysis. The Index of Consumer Expectations focuses on three broad areas:

·       How consumers view prospects for their own financial situation
·       How they view prospects for the general economy over the near term

Among other things, the survey asks households to rate buying conditions for homes.
 
The proportion giving a “good” rating started to give way in 2004, as house prices were climbing to unaffordable levels in many areas, and bottomed out in the summer of 2006 as house prices finally topped out at the national level. But the “good” proportion has been on the rise for about two years now, getting up to 71% in August — back to the mid-2005 level.
 
Consumers’ ratings of home buying conditions have been driven largely by house price movements. In August, 65% of consumers cited “low prices” as the key reason for viewing home buying conditions as “good,” compared with only 10% at the end of 2005.
 
Interest rates also can have a major impact on home buying conditions, of course, but rate shifts have had a relatively minor influence on consumers’ ratings during the past two years.
 
Improving consumer views of home buying conditions obviously do not quickly translate into stronger home sales. But the systematic improvements in recent times are laying groundwork for better sales volume a bit further down the line. 
 
Because all real estate is local, I’d like to conduct my own survey of households in the Boise MSA.  So let me know, how would you rate buying conditions for homes in the Treasure Valley?

Yes, I wish I could get the credit...or had some extra cash. It is a perfect time to buy. If only we could get more young people into homes now so that they can grow equity and wealth.
Its a great time to buy, but who is buying? There is a 13 month supply of homes in Ada & Canyon County. Its a buyers market AND a renters market.
Where's the jobs? We need more power in Idaho to bring in employers. How do we get the economic ball rolling?

Depends-
Great conditions if you are a seller (that's why so many people want to sell now, prices are as high as we will see for a while)
Bad Conditions if you are a buyer (Renting makes economic sense- bigger, better place cheaper the mort. and you don't pay taxes, maint. and can move as needed)

Local conditions-
Mort Insurers will raise insurable down payments to 10% within 6 months (already happened in early bubble states CA, FL, NV, AZ) - this will crush lending along with the end of buyer assistance. Consumers are cash starved and simply won't qualify. Also FRE/FNM are toast unless taxpayers eat another 10-20% of the national debt 1-2 T. Securitization is broken.

Jobs- HP and Micron layoffs are just starting to be felt. Unemployment climbing. Inmigration slowing. Construction and RE slow (remember about 50% of the valley is either a builder or RE agent--informal survey)

Prices are still unaffordable although better. There is no magic to pricing, you will again soon pay a premium to rent..since you get mobility as a bonus...income to price ratios will again come in line as bogus financing slows.

Local obs. ...I can rent unbelieveable homes in Eagle now for $1K-1,200, thats 3/2's or bigger, big yards the works...the still wish for 300K+....Boise I can snap some stuff out for $800-$1K. Inventory continues to build (hint hint...prices will never bottom on rising inventory)...inventory of RE agents is high--this is my sentiment gage.

Market bottom ~2010 Winter
Inventory peak ~2010 Winter
2010 median Boise home price ~130K (slight overcorrection is normal)
Minimum insurable down to get FRE/FNM purchaseable- 10%- Spring 2009
1 local Valley bank BK by Spring 2009
10 more national banks BK by end of 2008 (YTD cum 20)
Avg 30 yr rates 7% 2009 H1, 8 % 2009 H2
2009 Boise/Ada unemployemnt rate >5%
Migration into valley positive but slowing 2009 & 2010
Boise Paper Co and Boise Building supplies BK 2009
HP and Micron job loses >500 2009 (not including 2008 loses)
SuperValue exits Boise 2009
USD 1.30 versus Euro 2009 mid
S&P 500- 950 2009, DJIA- <10,000 2009
Oil $80 2009

You seriously didn't say 50% of this valley is either a builder or a Real Estate agent did you? There are approximately 3,500 active Real Estate agents. Since there are about 500,000 people in the MSA, then by your numbers, there are 248,250 builders in the valley...makes for a lot of choices don't you think?

jmartel- I did say informal survey...sure seems like half the valley got a RE license in the last few years...(it was sarcastic)
