I read with interest the articles in the Statesman last week about the Star residents who are upset about the prefabricated homes being erected in their subdivision. In fact, the Statesman reported that the residents are going to seek an injunction 'first thing Monday morning,' to keep houses out of their subdivision. Any homeowner planning to remodel, wants nothing less than a professional job. Who wouldnt want the best quality in terms of workmanship and materials when it comes to improving their most prized and most valuable asset? However, when it comes to selecting a remodeler, too many buyers conveniently forget the time-proven adage that you get what you pay for.

Whether you've lived there for 2 years or 15 years, it's not uncommon to find that you are delighted with your home with one or two nagging exceptions. You'd really like to remodel, but the project gets pushed to the end of the "To Do" list, because it's either too expensive or too big to tackle yourself. Still, lets face it, your tired of those high utility bills that just keep getting higher, or that tiny kitchen, or sharing your bathroom with the kids because the only other bathroom in the house is occupied.

I am frequently asked by prospective customers how much I charge per square foot. I recently taught an Institute of Residential Marketing course for Builders, Developers and Realtors. One of the chapters was titled Customer Value and Marketing and provided a methodology for measuring value other than by price per square foot.

As I have stated in previous posts, housing affordability is a complicated issue. Building affordable housing is not simply a matter of builders building less expensive homes. It requires the cooperation of a number of parties, including but not limited to state and local governments, land owners both those selling developable land and those living adjacent to that land, lenders, Realtors, and the home buyers themselves. Today we will discuss the home buyers.

I received an email this week from National Association of Home Builders Public Affairs staff asking for input with respect to consumer protection strategies. They asked for my thoughts about what potential home-buyers can do protect themselves if good, reputable builders unexpectedly run into financial problems and cannot complete a job. For example: what kinds of questions should a potential client ask? What third party sources exist that can offer object evaluations of a builders financial stability?
