Wow...

I would be very careful that the HOA is capitalized...those lots will sit and when the builder/developer exits, you could see those fees ramp/ special assesments.

Not a price point I would want to be marketing too now. 10X local median income. Ask yourself is this the place the top 2-3% of Boise will live. If it is than there will be a market.

For the builders sake, I hope their are still some Clownifornian buyers out their who don't realize that end of the Boise market is toast.

BTW...have you all seen the news
Indy Mac on the verge of collapse/ CFC being sued by a handful of states...Wamu in a death dance....oh, and did the Fed just drain 26Billion in liquidity this Thur? they are either gearing up to bail out another big one or drqaining the swap to defend the bond market. Mort rates have ramped nicely...all the BS Fed actions have killed the $ and are putting pressure on our debt costs.
