There's little doubt that the real estate marketplace is now in transition. Sales volume has begun to weaken and in many markets the days of quick sales and multiple offers are going or gone.
The cooling from overheated sales conditions in recent months is helping to bring inventory levels up to the point where buyers have more choices than they've seen in the last five years. Annual price appreciation has been running at double-digit rates, but the cause of those sharp increases is going away. As the market readjusts, price appreciation should return to more normal rates of growth this year. Translation: Homes are not selling as quickly as before--that's good news for buyers. Sharp increases in value are moderating--that's also good news for buyers. Values are not falling--that's great news for sellers.

For all of you that are "holding out"...NOW is the time. We have more homes for sale right now than we have ever had and in order to keep a balanced, healthy market we need to get through our inventory. If you've been kicking around the idea of buying a bigger home, now is an excellent time to buy up! We have 13 months worth of inventory on homes $300,000+. Now this does not mean that if you are selling a home over $300K that you can expect it to take 13 months. The number of homes for sale divided by the number of homes selling per month = the number of months of inventory. NW and SE Boise are selling the quickest with 3 months of inventory.
