The local market remains somewhat volatile and different market areas & different property types have different responses. Overall, the commercail market remains steady and transactions - at least for us - remain good.

The goal of keeping your powder dry is to be ready to act when a financially viable acquisition becomes available. We've seen some excellent acquisition opportunities in the Boise - Meridian - Nampa - Caldwell - Eagle markets and investors need to act when those opportunities are available.

There are many mixed signals in the commercial real estate market in the Boise - Nampa - Caldwell market area. Inquiries on listed properties are down, but completed transactions are steady to rising and inquiries and transactions in areas outside of Boise are up.

I speak to building owners, developers, bankers, and tenants alike every day to get their sense of the local market. While there is no doubt we are experiencing market disruptions, most notably on the equities side of the house, there is quite a bit of quiet optimism out there. For those who have been through real estate cycles before, I see a lot of skilled eyes watching for the opportunities that are starting to show up.

The Boise Valley Commercial Real Estate Market Is In A Dynamic Situation. Many of the market segments are strong, but others are feeling the pinch of the economic slowdown. This is the time to rethink your marketing stragety and to differentiate your business. Don't get caught on your heels, but be on your toes. Not making a decision is more detrimental than making one. If you're in the wrong location, whether that be a physical location or with your business model, make sure you're taking corrective action.

BOMA Boise held it's 11th Annual Commercial Real Estate Symposium recently and all segments of the indutry seemed to report normal and healty conditions in the Boise and Nampa market. Absorption in the retail market was reported to have been over 1,000,000 sf, a record year.

Why your proposed tenant improvements (TIs) aren't as valuable to the Owner as they are to you, the Tenant. Many tenants ask to have the building owner participate in their TIs only to hear the owner doesn't see a continuing value in those improvements.

I've tried to explain to both building owners and to prospective tenants some fundamental rules as far as leasing in the Boise SMSA. I've explored ways for tenants to understand the way building owners often think about their offers. I'd also like to explore with building owners about how to treat their tenants. Sometimes I feel like building owners can forget that their often negotiating with small, conservative, new business owners who are concerned about the pitfalls of leasing. Owners often need to understand the paradigms of their tenants and need to work at a balanced relationship / partnership.

Along with my normal commercial leasing activities, I also do some pro-bono work to assist small business owners. In the past two months I've assisted two small business owners work through some very tricky lease issues. When you are working on commercial leases, make sure you get the assistance of a commercial real estate agent. You need assistance with typical commercial lease terms and conditions. Without experieinced assistance you may be making sub-optimal decisions.

The Idaho Satesman reported on some upticks in vacancy rates in the Boise Valley Commercail Real Estate Market today. When you analyze the article in light of the fulfillment process and existing vacancies, you'll see that we are in a great investment and tenant situation. Once again, the Boise Valley proves to be a great investment and business location. shhhhhh, don't tell anybody........

A Buyer's agent was using the Cap rate approach on contrasting possible purchases for commercial real estate in Nampa, a major growth area in the Boise Valley. He told me that the property we were being compared to has a 13% Cap rate. I told him to buy it, but my client, who was right next to me, didn't quite understand my response.

When leasing commercial real estate in the Boise Valley, make sure you pick the right team to help you - in your business you have a relationship with your CPA, your attorney, your IT / Web Team, you also need a commercial real estate agent to be your guide through the leasing maze. Commercial leasing terms and contracts vary around the country and you need a local commercial real estate agent familiar with customary lease terms in the Boise SMSA to ensure your interests are protected.
