Have you ever thought about what it means to add a new development, community, or neighborhood to the Treasure Valley? A developer's responsibility is incredible.

Talk about opening yourself up for criticism. Developers put their reputations on the line every day when considering a new community in the TreasureValley. Have you ever been at a City Council meeting and watched a developer get beaten up by the neighbors over every little detail of their plan? It's crazy! Yet, I completely understand. Man and his land, right? We're very protective of our land - no changing it - we like the way it is NOW! Or, maybe it's the other way around....Mr. Developer, will you please build your fancy neighborhood and increase my property value? Thank you very much for letting me get rich quick!

Being a developer takes courage. Can you imagine being responsible for changing the face of the TreasureValley? There are developers in this Valley that have done wonderful things - built amazing communities with lasting values. There are other neighborhoods that haven't turned out so great, but who's to judge? My opinion of a terrific community may be completely different than your opinion, and who knows what your neighbor, friends, co-workers might think. It's completely subjective, and so I think we should commend the developers for trying to make our Valley beautiful while it grows and excuse the ones that didn't turn the way you think they should. I can't imagine how it feels to have that kind of responsibility on my shoulders. Because the truth is, the Valley will continue to grow. We will always experience new communities, neighborhoods, shopping centers, etc. I hope that we'll always be fortunate enough to have developers with vision, talent and heart be responsible for changing the face of the TreasureValley. I've been honored to work with many of them, and I'm excited to see what the future holds.

Developing Treasure Valley is a catch 22. Many oppose growth and everything that goes with it. Many want to see affordability of Boise Real Estate stay the same. Gues what- you can't have both. If we stop developing, supply decreases, demand continues to rise and affordability of real estate is gone. It is a sliipery slope that planning and zoning and input from locals must work with developers on. We can still hold them accountable and "plan" how we want Treasure Valley to develop. I do not want to see growth explosion but it creates competition and therefore helps maintain affordability.

Growth is an amazing dynamic as well. With growth comes opportunity. Not only for individuals and businesses but culture, education, and other things that small towns don't get. Even things like Boondocks are fun for a family fun night.

You may not have appreciate the new construction boom in hte previous years but had we restricted developpers more we would have seen home values increase at an even faster pace.

I think it is important to remember that all of the "great" communities in the Treasure Valley, including Boise's Warm Springs Avenue, Hyde Park, the North End, etc. were created by developers. It is also important to remember that developers and builders do NOT create demand, the respond to demand. If the demand is not there, the developers and their developments fail. We study history to learn from past mistakes and build upon past successes. Times change, people change - their priorities, needs, wants, and lifestyles change. Successful developers and builders are students of both history and modern demographics and psychographics. They respond to the change needs and desires of the buyers.
