Boise Homes for Sale: Who Knows What an IDX Is?

A couple of weeks ago I had a woman (who is trying to sell her home) email me. She was livid that I was advertising her property as my listing on my webpage. I had never seen or heard of her property before.

What she had seen was her property being advertised on my website's IDX page.  My picture and contact information is on that page because it is my website, NOT because it is my listing.  I get many phone calls inquiring about properties that people have found searching on my website.  In most cases I have to educate people on Buyers Agency, IDX pages, what they are seeing on my website and how co-op Brokers work in the grand scheme of purchasing a house.  This is fine.  I've done it for years.  I also realize that the age of internet advertising for Real Estate at the MLS is still relatively young.  Much of the public still doesn't understand exactly what is going on, and even many Real Estate agents don't. 

So, my question to you is do you know what an IDX is?  Stay tuned. Next week I'll do a whole post about it.

IDX stands for Information Data Exchange. Unfortunately, the listing agent of the person you referred to did not mention this is one of the greatest benefits of using a Realtor in this "information age". When a listing goes into the MLS, the seller can elect to have it displayed online or not. Usually you want it to so that the most possible buyers can see the home for sale.

A good Realtor like many of them on this site understand the power of internet marketing and how to make their listings almost go viral and be picked up on other websites, not just their own. I had one of my listings showcased and viewed on over 100 other websites thanks to me posting the home once in the MLS!

I can see where this could be confusing to a home seller. What they need to keep in mind is that having their home on thousands of websites is much better than having it listed on 1 or 2. In the web 2.0 world, it is all about exposure! In essence, a seller has many agents trying to sell their home, not just one. What a great idea!

That's interesting. I wonder why a seller would be concerned that their property showed up on other web pages. That should be a good thing.

Did she say what her concern was?

She was concerned for two reasons:

1)She said I was falsely advertising and that it was illegal.

2)She didn't want a Buyer's Agent involved in any transaction.
